About

Potential Plans is here to help you realise the ‘potential’ in your property.
We are based on Hayling Island but cover most of the south of England.
Perhaps the property is new to you & you just can’t decide how to improve the layout of the rooms to make it work for you & your family.
Perhaps you’ve not bought the property yet & would like someone to help you work out whether it is suitable for you.
Perhaps your home has not been updated for years & now your circumstances have changed & you need to use the spaces differently.
We are here to give ideas & advice plus a basic floorplan which will save you time & money with your architect.
How does it work?
We will come & view the property & carry out a site visit which involves measuring the property & drawing the existing floorplan. We will discuss your ideas, requirements or issues.

A ‘Potential Plan’ ( similar to ‘my plans’ here  ) will be emailed to you within two weeks.

Background

Potential Plans Design Consultancy was set up in 2018 after my two year house renovation drew to a close.
My first experience of renovating was back in 1991 when I bought a Grade 2 listed thatched cottage with my partner. The cottage was fairly derelict with an outside loo, awful pink bathroom, tiny damp ancient kitchen & scullery. We moved in the day the washing machine was plumbed in, but before the doors went on. Two years later the house was finished, then three years later we added an extension which increased the floor plan by 30%.
Fast forward twenty years & I was ready for a new project. This time I knew exactly what I wanted & where I wanted live. The trick was finding the right property at the right price to achieve it.
As the saying goes ‘buy the worst house on the best street’, that way you get the best value price; you can style it to your taste, & it will appreciate in value proportionately with what you spend on it.
I found the street where I wanted to live, I hand delivered postcards through doors asking if anyone wanted to sell. Nine months later I was the proud owner of the ‘ugliest house on the street’.
I drafted the plans myself after living in the house for 6 months, an architect drew the technical plans & structural drawings. Building work started 14 months after I had bought the house; the ‘granny flat’ was finished in 4 months, & I moved into my part of the house 6 weeks later. The builders spent the next 6 months popping in & out, doing the extra’s which inevitably need doing, but are never budgeted for. They finally left 14 months after they started.
Was it worth it? YES!
I now have a house which perfectly suits my lifestyle & which is a delight to live in.
Sometimes a property only needs a few minor changes to turn it into your perfect home but perhaps you are ready to invest in a major refurbishment which could have a huge impact on the enjoyment you & your family get from your home.
